Water Company Payment Contracts ("Payment Contracts") are infrastructure reimbursement contracts payable to real estate developers from the largest water companies operating in the state of California.
Neptune Investment Company acts as a broker buying Payment Contracts from real estate developers and re-selling the Payment Contracts to investors.
Payment Contract terms include a fixed amount of un-reimbursed balance, having fixed annual payments made each year until the un-reimbursed balance is paid in full
For example, a Refund Contract with a $300,000 balance, with $10,000 annual payments, priced at a yield of 8.75% would look like this:
$300,000 un-refunded balance
$10,000 annual payment x 30 years
$105,057 Price.
Refund Contracts cannot be prepaid. The water company must pay the entire balance.
